- Client Relationship Development: Cultivate strong relationships with adjusters, property owners, facility managers, and other key stakeholders to drive both commercial and residential opportunities.
- Lead Project Initiation: Take ownership of early project phases by developing scopes of work, producing detailed estimates aligned with company standards, and ensuring contracts are executed prior to project launch.
- Project Launch & Coordination: Kick off job production by identifying immediate next steps, mobilizing necessary resources, and ensuring a smooth transition to project management teams.
- Communication & Problem Solving: Serve as the central point of contact for clients, adjusters, and internal teams. Proactively address concerns, resolve issues, and make judgment calls when deviations from standard protocols are necessary to secure work or uphold client satisfaction.
- Operational & Financial Oversight: Manage project change orders, maintain documentation, and ensure prompt invoicing and collections to support the company’s financial goals.
- Cross-Functional Collaboration: Work closely with Regional Marketing and Operations teams to align efforts and contribute to broader regional growth objectives.
- Quality, Compliance & Accountability: Ensure strict adherence to company policies, accounting practices, and project reporting standards. Deliver high-quality results while maintaining compliance with permit, code, and regulatory requirements.
- Risk & Delay Management: Conduct regular risk assessments across all project phases. Identify delays proactively and implement corrective strategies to maintain project timelines.
- Technical and Financial Project Management: Oversee all technical and managerial aspects of projects including planning, pricing, scheduling, and execution. Generate and manage budgets, subcontracts, and monitor construction schedules to ensure timely completion.
- System & Procedure Execution: Effectively utilize all relevant company systems, including RFIs, budgeting tools, safety protocols, submittals, scheduling systems, forecasting tools, and subcontractor agreements. Ensure due diligence is completed at all phases.
- Professional Communication: Maintain clear, consistent, and professional communication with internal teams, clients, and supervisors, both verbally and in written formats.
- Reporting & Documentation: Ensure accurate and timely daily field reports and time tracking logs are submitted in accordance with company policy.
- Subcontractor Support: Assist the Construction Administration Team with subcontractor documentation, including pre-qualification processes and compliance with onboarding requirements.
- Five or more years’ experience in Construction Management
- Valid Driver’s License
- Reliable transportation
- Maintains all tools to safely perform required scope of work
- Ability to communicate effectively with internal and external partners, to include residents of apartment dwellings
- General trade level skill set relative to assigned scope
- Computer skills required: Proficiency with Microsoft Office and computer and/or tablet device
- Computer skills preferred: Proficiency with Sage or similar construction management programs
- Education Minimum: High School degree or equivalent
- Education Preferred: Four-year degree from an accredited college or university
- Preferred Certifications: 30 hour OSHA certification
- Preferred Language skills: Conversational Spanish
- Physical: The employee may occasionally lift and/or move up to 80 pounds. While performing the duties of this job, the employee is regularly required to walk, sit, climb stairs, use hands and arms, talk or hear, drive a car, and use basic office electronics (computer, telephone)
- Mental: critical thinking, judgment, decision-making, follow-up, social awareness, mathematics, reading, writing, organizational, timeliness, stress tolerance, communication (oral and written)
- Up to 50% of the job involves on-site construction estimating, oversight and execution. Inspects work progress, quality and safety compliance. Up to 50% of time spent on paperwork, reports, etc.
- Must be able to stand all day, walk stairs and other physical related tasks and demands.
- Routine vehicle travel within the local geographic service area.
