Summary: The Superintendent oversees various functions crucial for completing construction projects. This role involves ensuring high-quality interactions with customers, clients, subcontractors, and resource providers while managing project profitability.
Primary Responsibilities:
Customer Satisfaction
• Ensure exceptional customer service and manage the overall customer experience.
• Handle all warranty claims effectively, efficiently and timely.
Project Planning
• Identify and document the project's scope of work.
• Create timely supplements and change orders for customer review.
• Secure customer and client approval on all potential scope changes.
• Develop profitable budgets for all projects.
• Collaborate with subcontractors to develop the project schedule.
• Ensure all necessary permits are obtained.
Project Execution
• Develop a project schedule and timeline.
• Ensure adherence to budgetary requirements and hold others accountable.
• Assist in identifying and qualifying subcontractors and resource providers.
• Negotiate terms and set expectations with trade partners.
• Ensure all work complies with plans, specifications, local codes, and scope
requirements.
Project Completion
• Verify that all necessary documents are obtained before project completion.
• Ensure customer satisfaction.
• Ensure subtractor payments are on time and all accounting on the job is completed.
General Duties
• Be proficient in all roles and responsibilities of the Construction Superintendent.
• Meet personal and team KPIs to support departmental goals.
• Take ownership of roles and responsibilities and proactively complete tasks.
• Complete additional tasks assigned by the Division Lead
.
Required Experience and Skills
• Previous experience in construction project management.
• Excellent customer service skills.
• Effective written and verbal communication.
• Intermediate math skills.
• Must be able to quickly learn and utilize up-to-date technology (example: iPad, iPhone, etc.)
• Experience in restoration and/or construction is preferred.
Education and Training
• High school diploma or GED.
• Project Management Professional (PMP) certification preferred.
Physical and Work Environment Requirements
• Ability to walk or stand throughout the day.
• Frequent driving and sitting.
• Occasional climbing of ladders.
• Exposure to extreme conditions such as heat.
• Noise levels at job sites can be loud.
