- Directly accountable to ensure completion of all project deliverables
- Regularly performs risk assessment and analysis to all aspects of all projects
- Effectively plan, price, schedule, conduct and coordinate the technical and management aspects on projects. Identifying delays and appropriate solutions.
- Manage and meet permit and code requirements for each project following managing authority guidelines for each project
- Work with the Director of Construction on sourcing, qualifying, and coordinating contracts for subcontract labor
- Work with the Director of Construction on sourcing, qualifying, and coordinating contracts for suppliers
- Monitor construction schedules and react accordingly to maintain completion schedules
- Generate and follow budgets and subcontracts on assigned projects
- Oversee projects to verify subcontractor quality control, work performance, and schedule compliance
- Collect all subcontract purchase orders, schedule of values and change-orders
- Execute use of company systems, policies and procedures. Including but not limited to; RFIs, Budgets, Estimates, Safety Program, Submittals, Schedules, Warranty Issues, Project Permitting, Forecasts, Buy Out, Subcontractor Agreements and Due Diligence
- Provide clear and professional communications to project staff, clients and supervisors
- Ensure that all field level daily reports and accurate time tracking logs are per company policy (verbal, written, and electronic)
- Assist Construction Administration Team with subcontractor documents including the pre-qualification.
- Ensure quality control meets company and client expectations
- Serve as a “point of contact” with clients on project related issues
- Resolve disputes and conflicts related to projects and Clients
- Maintain regular contact with all Clients, including development of personal relationships, and strive to keep Client satisfaction at high levels
- Keep extensive and independent contact with vendor’s representatives and project field personnel
- Participate in bid walks, pre-construction meetings, and other meetings as required for the success of the projects
- Working knowledge to evaluate all general construction employees and subcontractors in all scope-related work and punch items
- Other duties as assigned.
- Five or more years’ experience in Project and Employee Management
- Valid Driver’s License
- Reliable transportation
- Maintains all tools to safely perform required scope of work
- Ability to communicate effectively with internal and external partners, to include residents of apartment dwellings
- General trade level skill set relative to assigned scope
- Computer skills required: Proficiency with Microsoft Office and computer and/or tablet device
- Computer skills preferred: Proficiency with Sage or similar construction management programs
- Education Minimum: High School degree or equivalent
- Education Preferred: Four-year degree from an accredited college or university
- Preferred Certifications: 30 hour OSHA certification
- Preferred Language skills: Conversational Spanish
- Physical: The employee may occasionally lift and/or move up to 80 pounds. While performing the duties of this job, the employee is regularly required to walk, sit, climb stairs, use hands and arms, talk or hear, drive a car, and use basic office electronics (computer, telephone)
- Mental: critical thinking, judgment, decision-making, follow-up, social awareness, mathematics, reading, writing, organizational, timeliness, stress tolerance, communication (oral and written)
- Up to 50% of the job involves on-site construction estimating, oversight and execution. Inspects work progress, quality and safety compliance. Up to 50% of time spent on paperwork, reports, etc.
- Must be able to stand all day, walk stairs and other physical related tasks and demands.
- Routine vehicle travel within the local geographic service area.
